These are my 4 featured properties today because they offer exceptional lake-front or lake-access features in Roane County, Tennessee. I will briefly discuss some updated info on these properties below.

Property #1 is in the process of having a 20 foot wide path opened up which spans from near the center of the paved roadfront of the lot down to the section of the shoreline where the private dock is most likely to be placed. This tree clearing project has been underway for a short period of time, and should be completed in a few days. A bit of delay has been created by recent storms. But, you should request a showing of this property ASAP, because once the new photography is done after the improvements, it is likely to sell rather quickly, and might even end up in a multiple offer situation. Notable features that make this property stand out are: very gentle topography, very large lot, very expansive views, very well established surroundings, very beautiful beach year-round. I would personal design a home with a massive back deck area, of at least 2 stories, as close to the water as reasonably possible, and create a pathway, walking trail with a garden leading down to the dock. I would maintain the trees along the borders of my property for privacy, and for the enjoyment of some shade, and nature, to continue attracting deer and wildlife, and incorporate gardens with meandering stone pathways throughout my property, and a beautiful hope with big windows and open-feeling floorplan, and high ceilings. I would make my dock have the maximum length and footprint allowable, but would not build a double decker dock here most likely, because I would not want to block my views (but that's just me}, and I love the feeling of a really big, wide dock. However, those double decker docks sure do make a nice place to sit up high at night and watch the stars, or to tan during the day with that feeling of get-away and privacy. Property #2 This 20+ acre property is just 5-7 minutes to Kingston City Park on the Water where the Fireworks show is every July 4th, AND moment away from many lake access areas, as well as short drives to many marinas AND wildlife management areas. This land is gorgeous, and shaped somewhat like a football stadium. It's zoned A-2, and with title company research, one can probably verify that it has no other restrictions. My personal research has not found any restrictions. It's surroundings are incredibly well established. High speed internet appears to be accessible on 3 road fronts which touch this property. I would personally cut in 2 driveways, which would connect in the center of the property, which I would have cleared and or up-scaped in regards to the trees and underbrush, while maintaining as many ferns, native species, and ephemeral plants possible. These two driveways would cut in from 2 points: Point 1 being entry from Forest Trail Culdesac on the East Side and Point 2 being entry from the Northmost Corner of River Rd and the Private / Shared Gravel Drive. These would meet in a curved nature and then lead up to a building site at the "back" of the property aka the South-West portion of the property. I would have meandering stone pathways with gardens, making my property full of walking trails which could be enjoyed, and would encourage the continued visitation of deer and other wildlife. No gate code is required to access this property. You can visit it's 3 roadfront areas anytime, but please text me so I will known who is there, and when.

Property #3 This 2.44 acre property is superbly flat, and situated near the Southern tip of the New Hope Rd lake access area, also bordering the corner of W Shore Dr in Grande Vista Bay, a luxury subdivision known for it's abundance of deer, wildlife, beauty, and water access areas. This is a waterfront lot, which TVA has stated would most likely be able to obtain a permit to build a shared dock or pier structure type. This is one of the largest and flattest pieces of land for sale in Grande Vista Bay. Because one side of this property is on New Hope Rd, you won't have to have a gate code to view it or walk it. You will need a gate code to fully explore the subdivision and all of it's amenities, so please contact me as far in advance as possible. 865-617-4783. Property #4 This smaller lot on the water is all about convenience and location! You are a 5-10 minute drive to Kroger, Lowes, Walgreens, Multiple Waterfront Parks, Walmart, and much more! You can WALK to your own waterfront and waterfront access areas within the community! This particular lot has had an approximately 20 ft wide path cleared from the roadfront down to the water, and you do NOT need a gate code to access, so you can go out there and take a look around any time. If you want to have water access and views, but stay SUPER close into town and convenient drives, and never have to spend time on the up-keep of a large yard, this is the perfect little community for you. Additionally, the surroundings are also very well established. I have 3 other lots also available in this community as well, 2 on market, and 1 off market, which are all waterfront.
